SHOW BETTER! SELL FASTER WITH FEWER PROBLEMS!
1.	___	Kitchen: stove, refrigerator, sink, floors and cabinets should be spotless.
2.	___	Counters and work space: all areas should be clear of clutter.
3.	___	Bathrooms: neat, spotless and fresh; repair broken putty around tub and sink.
4.	___	Closets: untidy or overcrowded closets suggest inadequate storage space.
5.	___	Lawns and yard: remove clutter, cut grass, edge walks, trim hedges, weed gardens.
6.	___	Front of house: paint, fix or wash eaves, steps, porches, screens and/or front door.
7.	___	Exterior: clean side or back door, gutters, wash windows.
8.	___	Plumbing: repair dripping faucets and leaky toilets; install water conservation kit.
9.	___	Heating/cooling: clean exterior of unit, change filters; contact your gas company for inspection.
10.	___	Lights: replace all burned out bulbs, faulty switches; clean chandelier bulbs.
11.	___	Halls and stairs: remove any clutter to give a wider appearance.
12.	___	Hardware: oil hinges; tighten door knobs and faucets.
13.	___	Flooring: clean carpets where necessary; keep all other flooring vacuumed and clean at all times.
14.	___	Interior: paint interior rooms where necessary.
15.	___	Driveway: clean oil stains from concrete drives; patch and seal asphalt drives.
16.	___	Consider the feeling of spaciousness: store unneeded items to enlarge room size.
17.	___	Drapes: open them in the daytime; close them at night.
18.	___	Lights: turn on all lights, or let us turn them on, for the entire showing.
19.	___	Odors: strong cooking, smoking, or pet odors can ruin a sale. Use potpourri packages throughout the home. If you are a smoker, we strongly suggest cleaning all carpets and drapes, then smoke outside of the home until escrow is closed.
20.	___	For all showings, please be out of the house. This will help prospective buyers feel more comfortable while looking at your home.
