1.  Current outstanding mortgage information - copy of most recent statement with account number, customer service phone number, etc.

2.  Homeowner's association documents, management company, covenants, restrictions, etc.

3.  Floor plan.

4.  List of exclusions.

5.  Disclosure and listing documents.

6.  Keys.

7.  Security system information, if applicable.

8.  Most recent settlement sheet and title insurance policy.

9. Receipts for structural repairs.

10.  Front foot fee invoice, water and sewer charges, etc.

11.  Anything else you think your buyer needs to know!
